Moving Newer Single-Family Homes in Civano

Almost all the homes in Civano are single-family detached homes, which is no coincidence. Most of the homes here were built within roughly the last two decades and feature spacious floor plans, hallways, and attached two-car garages. It's not hard to visualize moving into or out of one of these properties, but that doesn't mean the move will go smoothly. That will happen only when the movers are prepared with all of this.

These Civano residences are built for the desert. Concrete floors with a stain finish, tile, energy-efficient windows. All of the things that our team of professional movers in Tucson, AZ will keep in mind when moving in and out of these homes. The floors, specifically, need to be carefully monitored since it's quite possible that a single dragged furniture leg could leave an imprint. The two-car garages, on the other hand, tend to be the best places for the storage, fitness, and hobby rooms. In the Civano community, we have seen many items being moved out of the garages, including exercise machines, safes and workbenches.

Here are a few issues when it comes to moving around newer construction homes like this:

  • Open floor plans with big kitchen islands can be a challenge for bulky furniture. The furniture needs to move around a granite countertop.
  • Sometimes, a side yard is small and the landscaping is right up to the entrance. There's no easy path from the house to the street to the truck.
  • The lofts are common in the larger homes; they are often difficult to navigate with the narrow stairs that turn sharply.
  • There can be patio spaces with built-in benches, where the customers often forget to mention some of the freestanding furniture they have.

All of this is part of the flat-rate pricing we use to create our quotes. We tell you how much it will be, and that's how much you pay us. No surprise fees when we find a 400-pound gun safe in the back bedroom.

Civano skews toward younger families, so there are plenty of family moves in this area. A couple buys a starter home on the east side of the community, and then three years later they're upsizing to a bigger lot closer to the Civano Neighborhood Center. The two homes have the same address and same community guidelines, but they're still a full move. This is why we are often called for these local moves. One crew, one truck. Typically finished by evening.

More than 87 percent of Civano residents own the home they live in. That's an exceptionally high rate for this area, and it's why our customers in Civano are usually homeowners. The move has a different feel when it involves the owners of both homes. The owners care more about wall scratches, about the landscaping and about getting them to use the back gate, not the front yard. We get it, we treat your property as if it were our own.

The summer vibe is intense in Civano. Most neighborhoods barely have any shade at all when you walk out from the front door to the curb. Our guys are already working when we're in that area around June or July, with a 6 a.m. start time not uncommon. By noon the S Houghton Road asphalt is soft enough to leave your boot print in. We always bring plenty of water and rotate off the heaviest loads so no one suffers from heat exhaustion.

The other top request from Civano home movers is, I'm sick of making one phone call after another and ending up talking to a "sales person" who doesn't know how to move a dolly. When you call us, you reach a mover. This is our promise; there are no hassles. You tell us what you have and we provide an accurate flat rate estimate. We arrive on time. We are five-star rated on Google. Our estimates are always free, never a trip fee, and we are insured.

How Do We Access The Civano Neighborhood?

Located in far southeast Tucson, we make the trip often from our Tucson office located in the East Sunrise Drive area. It's a very easy route.

  • East on Sunrise Drive onto South Kolb Road.
  • South on Kolb onto East Houghton Road and continue south/southeast.
  • Continue along Houghton past the Rincon Creek wash to Old Spanish Trail
  • Turn into Civano Boulevard into the neighborhood - approx. 35 to 40 min drive time depending upon morning traffic patterns around the Houghton Town Center.

The Houghton Road corridor is a big one. There are many neighborhoods that connect to that main road which is in turn one of the primary corridors that connect the Civano neighborhood area with the greater Tucson area, in particular east Tucson. During the summer months our arrival windows are scheduled earlier as loading a truck in 105 degree weather by noon is not very fun for anyone. Our guys typically try to schedule an early 7 a.m. start time in Civano whenever the schedule will allow.

The streets in Civano are nice and the neighborhoods are well maintained, however the residential areas wind through the community, often with smaller or tighter turns than one might normally encounter. Streets in the neighborhood like Civano Boulevard and around the park are winding. We have found parking in the neighborhood with consideration for not blocking a neighbor's car and not parking on a corner. This consideration matters since nearly all of the housing in the area is a single family detached home with two car garages, front sidewalks, and front walks. Most residents have a vehicle in front of their house when we arrive for the move.

What is unique about the neighborhood compared to other parts of the Tucson area is the housing. The vast majority of Civano houses were constructed around 2007, meaning we're almost always working with up-to-date designs, bigger door openings, and more open concepts. That's an advantage for our team. But because so many of these properties feature tile flooring in their public spaces, we always take extra precautions with larger items like weight benches and gun safes. A tiny scratch on concrete or polished tile will never disappear. We put down floor runners and protect the corners of every Civano move.

Since the community is mostly owner-occupied, we do a lot of work with long-term residents who are upgrading or downsizing due to their jobs. It's not at all unusual for us to do a whole house move for a four-bedroom home in Civano, including packing, disassembly, and loading into a single truck. We finish the job in a day, with a single crew and a single load.

We're happy to help you figure out the best strategy when moving into Civano from anywhere else in Tucson. Typically the garage is the first room to unload, and we work from there.

You can call us anytime for a no-obligation estimate. Dial (928) 832-6683, and a real person with real moving experience will be at the other end of the line.

What Makes Our Work in This Community Unique

You won't find any condo complexes in Civano, so all the properties are single-family homes. It sounds easy enough until you try to fit a 26-foot box truck onto the curvy roads behind S Houghton Road, past the community garden, around the narrow turns near the solar lights, where each curve is tight enough to catch you. We've navigated that route plenty of times. This subdivision has a unique footprint compared to the usual street and cul-de-sac grid; its layout of green space, trails, and sidewalks is what makes the neighborhood picturesque, and can make moving day challenging to maneuver if you're unfamiliar with the streets.

Because the bulk of these houses were constructed around 2007, we have a good idea of the common quirks of the floor plans. Open living areas with vaulted ceilings. Narrow corridors that make 90-degree angles before getting to the bedrooms. Built-in cabinets that we have to think about when moving in a large couch. It's all a matter of what you've been through in these floor plans. which entries have overhangs that are just a few inches too narrow to fit your queen mattress through unless you angle it sideways.

Civano residents like to stay in their neighborhoods. With 88% owner occupancy you don't exactly have a transient rental community here. When one of these families moves they are moving out of a house they probably lived in for years and you know what that means: The garage is filled and the back patio has stuff on it, and there may be something like a workbench or a gun case in a back bedroom. This is not a quick or lightweight move. When people like you and me move out of here we pack every item with intention because we have been building a real life here.

What makes moving in Civano different from many of the neighborhoods in Tucson is:

  • Desert landscaping buffer space between neighboring homes means we take care to not have your items scuff against the rocks and dirt as we load your things onto our truck
  • Many of the homes here have tight entryways (energy efficiency is huge here in the desert) so our loading team has to plan doorways carefully because there is no way to make that 30 foot wide living room fit in the truck if the doorway is too narrow
  • Pedestrian focus is a big part of the community's design and plan. So while we may be loading near the main entrance, on some streets closer to the Civano neighborhood center our crew will have a long carry between the truck and the front door
  • Covered patios and outdoor living spaces in Tucson may not be something you think about until you pack your patio chairs and other heavy outdoor living furniture into our truck to keep the Tucson sun off our furniture as we move it out

A move can only be as good as your moving crew and their ability to handle any and every situation. Which is why, despite the factors of moving in Civano that are different from the average home, they do NOT affect your price. You will not be surprised by extra fees because we are giving you a guaranteed flat price from the time we give you an estimate on a phone call until your belongings are packed into our truck at your next house. We don't have fees for long carry or difficult access, all that is built into your estimate, what is going to be there. This isn't the first house we moved out of or will move in to near the Rincon Creek wash. When we get here our team knows what to expect. When you give us a call we'll be asking if your living room is bigger than our truck, or if there are stairs to carry things up or down to a second floor and other things like that. You may be one of the many young families in Civano, with a median income that is well above the median household income in Tucson, and may be looking to move out of your first home (and into a bigger one on the eastern side) because you have grown, you have kids and you love furniture and you love to live a full life. And if that furniture has a few more heavy items like a piano that the children no longer play and that we want to keep from getting dented or scratched, we have your heavy item moving and specialty item move services to help out with that. Just us. Just you. Just one truck and one day. And we'll have a crew ready if you want it. We'll pack your things and bring our team and we will reassemble the furniture at your new home. The move is only as good as the people doing the move. But we don't charge extra for the fact that your house may not have easy access and that our crew will have a difficult path to carry things into and out of the house. We don't charge a trip fee. Period. Your location doesn't cost you extra. And if you're just moving one house over or to your next home in the same neighborhood, we don't charge extra to move you from the home with the solar power and the great views on one side of the street to the home you want the great view on the other. We just show up. There is no "out of town fee" to charge because where you live, how to get there, where we're going to park, and how to make it to and from your house easily and efficiently and we want to help you have a positive experience as we move your things out. Ask about our community discounts when you call.

Frequently Asked Questions

Common questions about Civano in Tucson.

How long does it take your crew to reach Civano for a move?

It usually takes our crew about 35 to 40 minutes to reach Civano from our Tucson office. We travel south on Kolb Road to Houghton Road, then into Civano Boulevard. Morning traffic near Houghton Town Center can add a few minutes. We build this drive time into your scheduled arrival window.

Do the newer homes in Civano need special care during a move?

Yes, since most Civano homes were built around 2007, they often have tile or stained concrete floors in main living areas. We use floor protection and furniture sliders to avoid scuffs or dents. Open floor plans help with bigger furniture, but tight kitchen islands still need careful maneuvering.

Will parking or narrow streets in Civano affect my move day?

It can, since Civano's winding streets and tighter turns near the park require careful truck placement. Most homes have a vehicle parked out front, so we plan parking that doesn't block driveways or corners. Since most residents own their homes here, we also take extra care with landscaping and gates.
